Total Performance Oriented Retrofits (TPOR)
TPOR is the process of optimizing existing control systems with custom algorithms based on actual building load conditions. Additionally, we implement energy efficient retrofit technologies for a state of the art facility. All of this is performed within your existing RIO criteria.
TPOR processes provide detailed recommendations to maintain the building’s original design criteria or change the design criteria to fit the current building load conditions. Bes-Tech accomplishes these tasks through a well defined process composed of four (4) phases:
PHASE I – Preliminary Assessment
This is the first step in understanding your facility’s unique needs, operational challenges and opportunities. A Phase I Assessment will include but is not limited to the following:
- Review the facility energy consumption
- Review the Building Automation System, Sequence of Operation and Control Strategies
- Interview and consult with facility engineers
- Identify any persistent operational problems
- Identify actual hours of occupancy
- Gather data regarding desired/required space temperature, humidity and pressurization
- Identify current ventilation rates versus necessary ventilation rates
- Review original design requirements and identify current design requirements for applicable equipment as follows:
- All equipment of the Heating, Ventilation and Air Conditioning systems
- Scheduled of occupancy sensor lighting controls
- Refrigeration systems
- Emergency power generators and automatic transfer switching
- UPS systems
- Life safety systems (fire alarm, egress pressurization, fire protection)
- Laboratory, clean room, fume hoods and pressurization
- Electrical and Power Factor Correction
- Domestic and process water pumping and mixing systems
- Data and communication
- Building Envelope
- Process instrumentation and controls
- Daylight dimming controls.
Estimate a range of potential annual energy savings values for each opportunity (savings/year & cost to implement) Additionally, a preliminary project plan (10% design level) will be written to identify the requirements for a Phase II Detailed Assessment and/or implementation requirements...
PHASE II – Detailed Assessment
The Phase II Assessment takes what we have learned in Phase I to the next level. A team of engineers come to your facility for 27 days to measure, study and evaluate every inch of your HVAC system including Air Handlers, Boilers, Chillers, Cooling Towers, VFDs, Economizers and much, much more. The report of findings and opportunities we provide back to you will impress even the most knowledgeable DPO, Chief Engineer, Facilities Manager or CLevel Director.
Some of the items covered in Phase II:
- Collection and analysis of building mechanical and control design information.
- Collection and analysis of the whole building electricity and gas energy consumption.
- Interviews of building engineers to identify any operational challenges or existing comfort problems.
- Measure major operating parameters and inspect each HVAC system component including chillers, boilers, air handlers, terminal equipment, control systems and much more.
- Evaluate and define existing HVAC system conditions in our proposal.
- Collect and analyze the existing control sequence, control system conditions and capabilities.
- Conduct short term data trending using Bes-Tech portable loggers intending to develop solutions for the existing challenges and comfort problems.
- Benchmark the building energy consumption baseline and calibrate using the field.
- Develop and identify extensive energy conservation (CC/TPOR) measures.
- Determine the potential energy savings, peak demand reduction, improvement/impact on indoor comfort and IAQ.
Once the field work is completed, all data is brought back to our facilities for engineering analysis and input into our computer modeling and algorithms. This creates a new baseline which is compared to the baseline established by your previous 12 months utility bills, onsite measurement results and the delta for savings is identified.
All of this data and the efficiency recommendations are prepared in a detailed report that identifies all the steps to be taken as part of the Phase III process. Retrofits, if any are identified and line item costs, savings and payback are provided.
The Phase II report will, at the very least provide you with several low or no costs energy saving steps that can be taken immediately and how much money/utilities consumption can be saved. Additionally, it may help provide 3rd party validation for modifications you have wanted to make for some time. Savings are demonstrated in both hard dollars (based on your current utility rates) and in verifiable kWh/Btu consumption reduction.
PHASE III – CC/TPOR Implementation
At this point in the process we have identified the opportunities for energy efficiency improvements and consumption reduction. Now there are two possible scenarios for implementation based on whether retrofits are involved.
- Develop a TPOR Plan (retrofits needed)
- BesTech reviews the design based on a detailed analysis (through a blueprints review, verification of sizing and load calculations).
- We verify sizing, load calculations and propose the most cost-effective design while working with the design engineer and controls vendor to setup generic controls sequences.
- At this point, any retrofits are installed and will be project managed by a Bes-Tech Senior Engineer.
- Upon completion of all retrofits BesTech implements our custom controls algorithms for your control system regardless of manufacturer.
- We work closely with your in-house/3rd party/manufacturers programmer and make sure they completely understand the modifications we have made.
Regardless of the type of implementation, we produce a summary report and take simple, straightforward documentation steps to ensure all support staff understands what we have done, why we have done it and how to support it going forward.
PHASE IV – Performance Verification, Training and After Care
Now that we have applied many of our twenty (20) patented technologies and over 200 dedicated processes, it is time to provide support.
- We develop custom, hands on training programs for the support team, tailored to their needs and provided in such a manner that will translate easily from one member to another as promotions occur or jobs change.
- 12 Months After Care: Bes-Tech supports your facility through four (4) seasons of change and ensures complete customer satisfaction.
- We work with you to demonstrate savings validation and provide recurring systems review to ensure all changes are working smoothly and remaining intact.
